The Mortgage Process Doesn't Have to Be Confusing

Most homebuyers come to a lender with one question: "What do I qualify for?" That's a reasonable place to start — but it's not where good mortgage strategy begins.

Before we look at what you qualify for, I want to understand what you're trying to accomplish. Are you buying in 30 days or 6 months? Are you optimizing for the lowest payment or building equity faster? Do you have a down payment saved or are we looking at low-down-payment options?

The answers to those questions change everything — including which loan program is right for you.

Understanding Your Loan Options

Here's a plain-language overview of the most common mortgage programs. Every situation is different — this is education, not a guarantee of eligibility.

FHA Loans

Backed by the Federal Housing Administration. Often used by first-time buyers due to more flexible credit and lower down payment requirements. Minimum 3.5% down for qualifying borrowers.

Conventional Loans

Not government-backed. Typically requires stronger credit. Can go as low as 3% down for qualifying buyers. Often the right fit for buyers with established credit history.

VA Loans

Available to eligible veterans, active-duty service members, and surviving spouses. Can offer significant benefits for those who qualify. Eligibility and terms are defined by the VA.

USDA Loans

For buyers purchasing in designated rural or suburban areas. Income and location eligibility requirements apply. Can be a strong option for buyers in qualifying areas of FL, GA, TN, or AL.

Non-QM / Non-Traditional

For borrowers who don't fit conventional guidelines — self-employed buyers, ITIN borrowers, or those with non-traditional income. More flexible underwriting. Terms and availability vary.

What Pre-Approval Actually Means

Pre-qualification and pre-approval are not the same thing — and that distinction matters in a competitive market.

A pre-qualification is an estimate based on information you provide, without verification. It tells a seller very little.

A full pre-approval involves a review of your income, assets, and credit — so when you make an offer, it carries weight.

Before you start making offers, let's make sure your pre-approval is solid.

What to Gather

  • 2 years of tax returns or W-2s
  • Recent pay stubs (30 days)
  • 2–3 months of bank statements
  • Government-issued ID
  • Social Security Number (or ITIN for eligible programs)
  • Landlord/mortgage history (if renting)
